Upon arrival today the powered attic exhaust fan was venting completely clearing the attic of any heat and possible gas fumes or build up. Electronic testing followed by micro leak gel confirmed a steady stream of natural gas leakage at the threaded joint of the half inch stopcock Shut down attic supply line at the 1-in tap in the basement Replace half inch stop valve on attic Repressurize and retest with electronic All equipment is ready for full service. Power was never interrupted and thermostat settings were never changed

Remove side panels and wash coil from inside out due to heavy dirt/dust buildup on spinefin coil. Replace dual run 40+5 capacitor due to old reading 40.2+3.5 fan circuit fallen below spec Test run operation after cleaning and replacing capacitor, no concerns unit is cooling with no issues at this time.

Full blockage on the 3-in floor drain is causing backups into the three-quarter inch pipe and intermittent shutdown of the drain safety float switch Clear blockage in the 3-in floor drain with 60psi house water pressure Power flush and freshwater flush the ¾ inch drain pipe from the air coil to the floor drain and reset drain safety switch Clean as much water as possible from the floor, the remainder will dry naturally. Tenants did not detect any water on the carpet in any other adjacent rooms Recommend homeowners consult professional sewer cleaning company

Replacement warranty. Noise was from filter door being loose and vibrating. Vito also expressed concer for poor humidity control. Furnace blower speed for cooling was at factory speed 18 setting. Set to speed 9 for proper airflow and humidity removal. High air speed combined with loose door caused excessive vibrations and noise. Tightened door and lower fan speed solved the noise complaint.

Basement furnace has blower wheel separation causing vibration and metal rattling noise along with furnace shaking during operation Homeowner has system shut down Blower wheel needs replaced Motor is very new and appears to be okay at this time however the true test will be after the blower wheel is replaced Aftermarket brand Blower wheel is available at Johnstone supply in Columbus Seth will contact Lennox parts Plus on Thursday morning and prepare an estimate for the homeowners

Upon arrival inspected unit and found unit wouldn’t cycle indoor blower. Inspected motor and found no concerns with blower motor or module. Board is bad not allowing cooling fan operation. Force fan on and test ac unit. Compressor pulling 75A LRA unit will need replaced

Repressurize ground loops, test antifreeze glycol antifreeze tested plus 20° Fahrenheit freeze protection and is now repressurized at 50 psi 1st floor package geothermal air coil cleaning. Remove humidifier components and disassemble fiberglass duct board return air drop for heavy duty evaporator air coil for step chemical foaming coil cleaning Replace parts for Honeywell humidifier. Solenoid water valve, feeder tube assembly kit, 6 month filter, plastic filter tray. Attic system cleaning & pmi full system inspection and attic discovers that the air handler is not level and leaning away from the drain of the air coil. This is the possible cause of evidence of water in the overflow pan. Flush drain trap and drain lines to the basement, visual inspect evaporator air coil and blower assembly. Run test cooling mode at 62.7. 20x24x1 air filter was replaced in June and is still in very good condition. Both systems are clean safe and ready for summer

45+10 ac capacitor measured low on ac visit 10mfd furnace blower capacitor measured low as well remove and replace both capacitors to keep units healthy Replaced outdoor unit dual run with new Turbo 200 capacitor set for 45/10uf. Replaced blower capacitor with new 10uf capacitor. Test ran operation of both.
