Diagnosed mini split System is definitely not cooling properly. Heat mode works but still not where it should be in the current temperatures. Recommend replacement

Electric heating preventative maintenence inspection on two Bryant geothermal units. Replaced both 30x36x2 air filters. Test ran operation of electric heat strips, and geothermal heating. Humidifier pads in new condition. All systems are operating properly, efficiently, and ready for Winter.

Performed heating maintenance on a Daikin heat pump system and a Bryant electric air handler Changed 20x25x4 and 16x25x4 filters with ones we provide Inspected wiring for electric heat kits No signs of overheated connections Wires all tight and secure Amp draw on heating elements was within spec Heat pump indoor and outdoor coils are clean Capacitor tested in specification for heat pump Tested defrost function to verify proper operation Only issue found is a broken drain line for the attic system. Water is collecting in the emergency drain pan, so nothing is leaking into the ceiling. This does need fixed to prevent the drain pan rusting out completely and then leaking. Sent proposal to make that repair.

2003 Bryant R-22 AC system was operating in cooling mode upon arrival. Indoor blower is operating and thermostat is operating. Inspection of outdoor unit showed that compressor is running but condenser fan motor is not. Compressor was making louder than usual noise while running. Entire system was very hot to the touch. Service disconnect was very hot aswell. Pulled disconnect and used garden hose to cool system down to safe temperatures. Once cooled down, inspection of electrical components showed that 55/5UF capacitor is reading 12/0uf. This explains why the compressor was running, and creating excess heat, and why the condenser fan motor was not operating. Replaced with new 55/5uf capacitor setup and test run operation. Compressor and fan motor come on as they should. Compressor is no longer making unusual noises. Refrigerant lines carry a normal temperature. Did not check refrigerant pressures as there are no issues suspected. System is operating in cooling at this time. Due to age
Service maintenance warranty Library system located in the garage attic has a thermostat installed by Vivint that is not functioning correctly and/or installed properly for DUAL FUEL operation. The thermostat is not energizing gas heat through the isolation relay at the furnace. The black wire was removed from the original thermostat but not installed on the new thermostat. ( E heat?) Outdoor temperature heat pump lock out and change over temperatures are unknown This thermostat does not appear to be able to control emergency heat separate from heat pump or AUX Homeowners must contact Vivint or choose a dual fuel compatible thermostat for Westin Air to install

The single stage Lennox r22 heat pump turned on and produced good warm air in heat pump mode but failed to initiate the gas furnace in auxiliary emergency heat mode on the Vivint control system electrical diagnostics determined that the thermostat is not producing a W signal with a call for auxiliary emergency heat. Upon arrival today the powered attic exhaust fan was venting completely clearing the attic of any heat and possible gas fumes or build up. Electronic testing followed by micro leak gel confirmed a steady stream of natural gas leakage at the threaded joint of the half inch stopcock Shut down attic supply line at the 1-in tap in the basement Replace half inch stop valve on attic Repressurize and retest with electronic All equipment is ready for full service. Power was never interrupted and thermostat settings were never changed
Remove side panels and wash coil from inside out due to heavy dirt/dust buildup on spinefin coil. Replace dual run 40+5 capacitor due to old reading 40.2+3.5 fan circuit fallen below spec Test run operation after cleaning and replacing capacitor, no concerns unit is cooling with no issues at this time.
